The Tomahawk City Council is looking at a motel development proposal near the intersection of Hwy. 51 and 86 tonight (Tuesday).
It’s one of those areas that’s a no-brainer for that type of tourism-related development. However, the logistics of getting landowners, developers and the city to work together toward getting the project off the ground has cast a serious shadow over the future of the development.
The would-be developers are about a year behind in their plans, and the issue has kept dragging on with little progress.
We say it’s time to fish or cut bait on the motel proposal. If there’s a deal tonight, great. If not, it’s probably never going to happen.
Actually, it’s not exactly accurate to present this as a motel issue. It’s really much more of a road issue.
Access to the property is the big problem. Nobody wants to give up their land for a road, unless somebody else gives something up. Everybody involved seems to be agreeable to the motel’s proposed presence, so we don’t see what the hangup is.
Hopefully, at tonight’s council meeting, we’ll get the good news that the motel project is ready to get moving. It’s something that Tomahawk justifiably needs and the Hwy. 51-86 interchange is an excellent place for it. If the northern extension of Kaphaem Road is approved, there’s a substantial portion of land that would be opened up for development. With access to land east and north of Crossroads Mobil, we can see a significant cluster of development popping up out there. If the road issue can’t be settled, that entire chunk of land is likely to sit idle for another umpteen years. That would be a shame.
The Kaphaem Road northern extension, including the street, sewer and water, would be paid for through a Tax Incremental Financing (TIF) District that also includes the new Harley-Davidson Kaphaem Road plant.
There is no better time for the city to look at extending Kaphaem Road and hooking that area up to water and sewer. The TIF, which is pretty lucrative due to the new Harley plant, will fund the project.
Let’s stop the squabbling and move forward.
